Land with a total area of 747 m² with an existing house, located in a quiet and green part of Bijenik - Tršćak, in a location that offers excellent potential for building a family home or a modern villa with a spacious garden.

According to the parameters of urban rule 2.2 of the City of Zagreb GUP, on this location it is potentially possible to build a detached building with a gross floor area of up to 400 m², with a maximum building coverage of 30% and an above-ground utilization coefficient of 0.6. The minimum plot area is 600 m², and at least 40% of the site is intended to remain natural terrain. Construction of up to three above-ground storeys is possible, whereby the third storey may be an attic or recessed floor, with a maximum of three independent residential units. The stated parameters represent approximate possibilities according to the urban rule, while the final construction conditions depend on official confirmation of the land use and position of the parcels, as well as the possibility of forming a building plot.

The existing house is intended for complete reconstruction or demolition, which gives the future owner the opportunity to design the space according to their own wishes and needs. Water, electricity and sewer connections are available on the plot, while the gas connection is located next to the plot.

The special value of this property lies in its location. It is situated in a peaceful environment, surrounded by greenery, with a beautiful view of Medvednica, Šestine and Dedići. Although it offers a sense of privacy and distance from the city bustle, all important amenities are within easy reach. Nearby are the Šumska jagoda kindergarten and Medvedgrad Primary School, KB Sveti Duh is only a few minutes' drive away, and Črnomerec and the wider city center are approximately ten minutes away.

This is an interesting opportunity for buyers looking for land in a quiet location in Zagreb, with potential for building a quality family home in a green setting, while at the same time wanting to remain close to all city amenities.

The property price is 160,000 €.
